			<content:encoded><![CDATA[<p>MP in Illinois said:  &#8220;Saxon has destroyed my life.  I had a truck fall on me and was out of work for months.  I fell behind on some payments and was told by them that my adjustable mortgage was going to increase to almost 11%.  They told me I should try loan modification.  I tried, 13 times.  </p>

<p>Somehow my paperwork never got to them.  I faxed it, mailed it, faxed it again, mailed it again, never got it (according to them).  So I took the Titanium Solutions route (suggested by Saxon), was put in contact with a local realtor and she helped me by emailing my application and faxing it herself.  Still not received.  </p>
<p>She put me through on a conference call with Saxon and explained that I was trying to do this and we were told they out source their faxes to something called Serve Pro.  </p>
<p>She tried to fight with them about their faxes etc.  This was over several months.  By this time I was told I could no longer make payments until I paid some laywer fees, like $5000.00.  One of my friends called me and told me my house was to be sold in a Sheriffs sale in 2 weeks.  </p>
<p>I had no knowledge of this, no paperwork sent to me etc.  My house was sold and I was homeless for 3 weeks.  I had no idea this would happen.  I have spent my whole life as a Firefighter/Paramedic helping people, now I have to hold my head in shame thanks to these folks.  </p>
<p>I have to explain to my 2 kids why we were homeless and pay rent to a ruthless landlord because of this foreclosure.  Anyone have any ideas of how to make sure this does not happen to someone else?&#8221;</p>

Gen, but was told it was a waste of my time. I am on Medicare due to disability, that $5ooo was everything I had, this is my home and this is nearly unbearable.&#8221;</p>

<p>I have been through a seemingly impossible series of events prior to being tricked, lied to , and emotionally  steamrolled by Saxon Mortgage Services.</p>
<p>My wife of 18 years left me for an airline pilot, she realized later she didnt know what she had and wanted to come back&#8230;aahh, too effin bad. She learned the definition of No, and Hell No, and many other valuable lessons in collateral damages of  stupidity. </p>
<p>Not long after that, the engineering firm I was employed by for 13 years let me and over 75 other long term employees be informed that they would no longer need our services and are forced to  say &#8220;buh bye&#8221; and &#8220;thank you, but you can leave now&#8230;right now &#8221; Ouch !</p>
<p>I entered the unemployment universe and had never been there before. I had lots of company, and thought , &#8221; Im alright, this cant last too long&#8221;  It did. </p>
<p>Not too much after that set back&#8230; I lived through a horrible roll over car accident . I lived, I was physically broken with major head and facial trauma, I survived !  C&#8217;mon I&#8217;m no sissy lah lah, Im a tough guy&#8230;what could possibly happen next&#8230;?? Lightning ..?? NO&#8230;.Crime victim..? No&#8230;.Fire, Flood, Earthquake&#8230;???? NO ! Next the doctors brought me the next figurative grenade to deal with. </p>
<p>They found the cause of the car accident in my brain scan. A tumor about the size of a chicken egg that is causing siezures, headaches, lethargy and is inoperable , They very nicely told me as it grows I will lose my abilty to speak, and various other changes in abilities. Operating cant be guaranteed but &#8230;&#8230;oh well.</p>
<p>Then the money started to dwindle , no more driving due to the medical condition&#8230;  I managed to establish a little disability income but not enough .  I informed Saxon Mortgage of my situation and they reassured me that they wouldn&#8217;t  be able to help me and informed me they were just bill collectors and are only able to collect the money. They started the foreclosure , and I managed to stop the sale of my house one day before the auction date. The next day someone at saxon said I may qualify for the new Obama HAMP program . After they received all the proof of income, They informed me I was qualified and only had to make three payments of the agreed upon amount and the new plan will become a permanent payment for at least five years. </p>
<p> I made three timely correct payments&#8230;..then was informed that things have changed and I am not qualified to meet the new rules . And they can do nothing, and they didnt ge4t any paper I was required to submit. </p>
<p>Saxon Mortgage so conveniently managed to get the payment check  but had no record of any paperwork . I asked how did they manage to recieve the check but not the documents it was wrapped in &#8230;&#8230;Now Saxon Mortgage is requesting more paper work but said I dont meet the qualifications and they will not be able to help me any longer and Good Day.&#8221;</p>

<p>Then, I qualifed for the HAMP trial program, paid the three months on time.  Unfortunately, the next month after that I was late, due to being on unpaid maternity leave.  I was canceled from the HAMP program.  I then called Saxon to explain that without a modification I can not afford my home, since I am recently divorced, my ex-husband moved out, my business failed due to the economy and I am making less money than when I purchased my home. </p>
<p>I was told to apply again for a modification through Saxon.  I have received a &#8220;run around&#8221; with them saying my paperwork is incomplete, etc.  I was told my house was going up for auction  the next business day &#8211; without them ever notifying me.  I then got that straightened out&#8230;.to be told I was assigned a negotiator.  I have left numerous messages with the negotiatior and have never received a call.</p>
<p>I have asked to speak with a manager and have been put on hold for hours at a time, never to be connected with one.&#8221;</p>

This all began with a phone call to make my CURRENT Saxon payment in September of 09. During my phone payment the representative asked me if I was &#8220;experiencing finanical difficulties&#8221;.</p>
<p><span id="more-730"></span></p>
<p>I was (and still am) in the middle of a messy divorce &#8211;  I am a single mother with two children. I owed them about $1100 in late fees on my mortgage with a rate of 8.4% but the loan itself was current. </p>
<p>The representative advised me of the NEW Goverment program that would make me able to afford my home. At the time of this &#8220;offer&#8221; I had had my home on the market to be sold- I actually took my home off the market since my payment was going down $300 a month and celebrated with my boys that we could stay in our home!! It was amazing!! </p>
<p>So my trial period began, my payments went from $1568 a month to $1283.00 per month- WOW what a great program for a hard working full time employed single mom..of course it was too good to be true. I got the &#8220;Modification&#8221; in the mail today, and my &#8220;modified payment&#8221; was $1563.oo per month- Congratulations! </p>
<p>I knew this must be some kind of mistake- so when I called Saxon I was informed that if I did not accept the agreement that I was now 48 days past due and owe them over $4000 in delinquent payments. </p>
<p>I have spoken with the BBB the NYS Banking Division and no one can help- I am at my wits end and sick to my stomach to have been taken this badly- so now I face foreclosure if I don&#8217;t sign the &#8220;modification&#8221; by March 12th.&#8221;</p>

<p>Continued to make my payments keeping everything current while drawing down on, my SEP-IRA. Naturally nothing happened. Stopped making the payments hoping to get their attention.</p>
<p>As an independent business owner I was not out of work but wounded badly since my business is related to the mortgage industry. Told Saxon that I did not want to lose my home, had cash flow &#8211; but just needed a lower rated from my 8.25% 7 year fixed/ajustable. Simply wanted a temporary interest rate reduction to about 3.5% and all would be OK. No principal reduction etc. Totally ignored. Lost all of my docs and then turned me down saying I made to much money. Yeah right. Thats why I applied!</p>
<p>Then I decided to stop making my payments. Saxon started calling all the time with their big promises of help if I would just make a payment. </p>
<p>Now they say that I may fit into a Saxon in-house mortgage modification program not governed by HAMP etc. Resent all of my docs again this week and now awating a call from you know who &#8211; The Negotiator! Sure. </p>
<p>Want to get this info out on to Twitter as I understand it can have an effect. But not to up to speed on Twitter yet.</p>
<p>Willing to fight these guys in any legal way possible to hang on to my home. Any and all suggestions appreciated.&#8221;</p>

<p>Now I have over $2000 in late fees and when I talk with Saxon Mortgage customer service they say there is nothing they can do about it.  </p>
<p>My plan is to play catch up and save up enough money to be able to finally catch up to the first of the month.  The phone calls are horrible&#8230;at least 3 times a day starting on the 3rd or 4th each month.</p>
<p>Does anyone have any advice about late fees?&#8221;</p>

In March &#8216;09 i paid a company $3,000 to help me through the entanglement of Modification (which as i found out was a waste of money-you get no-where just as fast on your own) and over the next 4 months i went through the Saxon process of sending in documents to be told they did not get them and to resend..placing phone calls to be told to call back etc.</p>
<p><span id="more-721"></span></p>
<p>AFTER 4 MONTHS i was told my original loan amount was too large for the government program and that i needed to start all over requesting an &#8216;in-house&#8217; modification&#8230;i had to re-submit everything many times over.  The frustration compounds knowing that SAXON SHOULD have told me in a few Seconds that my loan was too high(by aprox $6,000) &#8211; oh and they would not let me pay down the balance so i could conform to the program!!   </p>
<p>In October i finally got the in-house modification put together.  Huge relief i thought&#8230;The first week of November i received documents to have notarized and scraped together $13,982.10 for the required deposit, sending everything next day air to arrive ahead of the deadline.</p>
<p>I never heard from Saxon again; no letters etc&#8230;in the meantime i started getting statements from Ocwen of Florida and the information that was on their statement did not align with the terms of the Modification.  </p>
<p>I called Saxon they said they could not tell me anything i needed to call Ocwen &#8211; my loan had been transferred to another company for servicing.  fyi-These guys are far worse to deal with than Saxon!!  After i faxed my mod agreement to Ocwen on several occasions and numerous calls to managers &#8211; who i was put into their voicemail with never a return call.</p>
<p>I finally got through to a manger FEBURARY 4TH&#8230;who proceeded to tell me i had no Modification and that SAXON NEVER COMPLETED  the agreement and instead Ocwen was given the deposit i sent to Saxon who applied it to my loan balance and is now threatening to Foreclose!!  What a racket!!  Is there any recourse?&#8221;</p>
